How does it work?
Our Affordability Booster Mortgage helps you buy a home with support from your family, using a minimum deposit of 15%.
Family support with affordability
When assessing how much you can borrow, we will:
- Take account of your own income and outgoings, and
- Also include the income and expenditure of supporting family members.
This combined assessment can help you borrow more than you might be able to on your own.
Who can be involved?
- You can be supported by up to two family members (from the same household)
- The supporting family members are not joint owners of the property.
- However, they are counted as borrowers on the mortgage.
Ownership vs responsibility
All borrowers (owners and supporting family members) have joint responsibility for:
- Making the mortgage payments, and
- Repaying the loan in full. Please note that the mortgage will be paid via direct debit from your bank account – not the supporting family member.
Only the owners named on the title deeds:
- Own the property, and
- Benefit from any increase in the property’s value.
Flexibility over time
If your financial circumstances improve in the future, you can speak to us about:
Removing the supporting family members from the mortgage, subject to affordability and lending criteria at the time.

Eligibility
To borrow with Progressive Building Society, you must be over 18. Whether we provide credit will depend on your circumstances. Lending terms and conditions apply. Progressive Building Society only lends on properties within Northern Ireland.
Your home may be repossessed if you do not keep up with repayments on your mortgage.
